I had the opportunity to attend various workshops that provide vital information about home ownership. Quite frankly, the first workshop I attended let me know that I was not financially prepared nor did I have a remarkable credit score. However, that information better prepared me to become a more responsible homeowner. Also, as a first time home buyer, I felt uncomfortable approaching a realtor or view houses on the market. As an added feature to their workshops SF URBAN took us on a bus tour around the City. This tour allowed me to see first-hand how to approach a buyer and look at the many amenities within a condominium or a house. Therefore, due to SF URBAN’s workshops, support and expertise, I am now enjoying the house of my dreams.</p>

<p>San Francisco &#8211; On a recent overcast Saturday, just before noon, the ministers from some of this city&#8217;s largest black churches arrived in their dapper and dark suits, looking somewhat out of place on a dusty construction site.</p>
<p>They had come to break ground on 21 affordable apartments – a joint project between a church-affiliated development group and Kaiser Permanente, the healthcare provider. There were photo ops, the ceremonial shovels of dirt, and, given the number of reverends on hand, plenty of prayers.</p>

			<content:encoded><![CDATA[<p>Essentially, I got really lucky in finding TIC partners who are a couple I know from work. The market was soft, so there was only one other bid for our two-unit Mission Victorian. Now, there are two of them and one of me.</p>
<p>This is good and bad. Good in that our incomes were combined when it came time to qualify, allowing me to maybe purchase something a little nicer than otherwise. (My ability to repay probably exceeds the standard formula somewhat because I&#8217;m pretty good at managing money and doing things like cooking meals at home and taking advantage of the low priced staple goods and produce that the Mission District&#8217;s independent markets have.) Bad in that it&#8217;s going to be a challenge to qualify for an individual loan when it comes time to refinance for our new condo conversion. Also challenging in trying to meet them on a schedule for coming up with cash for necessary improvements to meet code that would allow for our condo conversion.</p>
<p>Even getting the tax payments together twice a year is tough since each payment is in the ballpark of my monthly take-home pay. I mentioned that I&#8217;ve taken on a roommate by converting my Victorian&#8217;s front living room into a bedroom. The help with the interest-only mortgage I have allows me to get by. Hopefully, a new lower rate mortgage, if and when, would have me paying the same amount each month, but also paying down some principal.</p>

I attended the mortgage workshop and had a one-on-one consultation with you last fall. At that time, I was looking to purchase a BMR unit, but thanks to your advice and referral to Yvonne Meyer at Wells Fargo, who in turn gave me a referral to a great realtor, was able to close on a regular condo in March. I bought a one bedroom at the Oceanview Village complex.</p>
<p>Again, thank you for helping what seemed like an impossible dream come true. I am attaching a few pictures of me in the new place.</p>

In some cases, the move can pay significant dividends. But industry executives and regulators say that it can often be a waste of money. Credit repair is sort of a pejorative term, said Norman Magnuson, a spokesman for the Consumer Data Industry Association, a trade group for companies that track consumer credit. This is because many credit-repair agencies promise more than they deliver, Mr. Magnuson and others said.</p>
